Acquisition & Financing
Since 1992, Pembroke has acquired individual properties and multifamily portfolios across the United States totaling in excess of 10 million square feet. Our activities are primarily focused on acquiring control of public and private entities and portfolios which are of various property types. Our acquisition team utilizes its corporate real estate and financial expertise, along with a long-term view of real estate and capital markets, to acquire and enhance value in under-managed and distressed situations.

Our highly skilled team manages the entire acquistion process from sourcing deals and conducting due diligence through analyzing operating expenses, underwriting, structuring and closing deals. Our experience and creativity with complex financial structures and our long-term relationships with lenders, agents, sellers and government agencies greatly enhance the value we bring to our activities.

Asset Management
Pembroke’s asset management team works closely with our portfolio company’s development, management and leasing teams to make sure our properties are operating optimally and that each investment is realizing its fullest potential. Our hand-on style supports the management and development activities of our operating partners in meeting our collective goals. Our continual monitoring of marketplace positioning, trends and forecasts enable all stakeholders to maximize the value of their investments.

Development & Construction Management
The Starrett Corporation recently created Starrett Development LLC to serve as a full service, ground up multi-family and mixed use developer.

Returning to the historical roots of the Starrett Corporation, Starrett Development LLC is charged with all development activities including the development of all the underutilized floor area in the Starrett Portfolio. Starrett Development LLC professionals will manage the entire development process including choosing and directing architectural and engineering professionals, sorting through thorny zoning issues with its legal team, site massing and design, construction means and methods, obtaining financing from governmental and non-governmental sources and the ultimate marketing of the units. Starrett Development will also control the construction process through a separate construction management operator.

Starrett Development will also seek additional development opportunities for its own account. In the multi family area we are actively seeking ground up sites, and office or warehouse conversions to either condos or rental apartments. We are also pursuing mixed use opportunities with a mixture of multi-family, retail, and office components.

For those real estate owners uncomfortable with the development process but who wish to retain an interest in their sites, Starrett Development will work in partnership or joint venture. For instance, Starrett Development is currently working with several owners who are either in the process of or have assembled sites, have existing office space for conversion to multi family or have extra floor area on their existing sites. Starrett Development will act as a full service developer/investor for these sites and allow the owners to share equitably in the profits of the development.

Property Management
Through our property management subsidiaries, Pembroke manages in excess of 20,000 residential apartments in the New York metropolitan area as well as approximately 3.5 million square feet of retail, office and industrial properties throught the United States.
 


The Axton. Located on Amsterdam Avenue between 95th and 96th Streets, The Property consists of a 28-story building containing 229 apartment units, a 185-space parking garage and 11,656 square feet of commercial space. Pembroke directed the redevelopment and repositioning of this property and is currently in the process of obtaining approvals to enlarge the base of the building to add additional retail and commercial space.
